A real estate email address list is a file of contacts in or around the property market, grouped into four segments: licensed agents and brokers, property investors and landlords, developers and service firms, and homeowners or tenants. The first three are largely business domains; the fourth is consumer mailboxes. In the BounceZero corpus, non-freemail (business and ISP) domains verified 14.5% invalid and consumer providers ranged from 3.5% at gmail.com to 92.7% at hotmail.com.au, so the segment mix of a property list decides its bounce rate.

Why agent lists churn faster than most B2B lists

Licensed agents move between brokerages, go independent, and leave the industry at rates that would alarm most B2B sellers. A brokerage-domain address lasts as long as the affiliation; an independent agent on gmail.com lasts longer but is harder to attribute to a firm. Lists compiled from licensing boards carry the agent's registered address, which is often personal and often stale.

The practical consequence: an agent list more than six months old has lost a meaningful share of its brokerage-domain rows, and the gmail.com rows that remain are the stable core. Verification sorts them in minutes; without it, the first send tells you with bounces.

Australian and New Zealand property lists are the hardest in the corpus on both the consumer and the business side.

Where to get each segment without buying junk

Agents: licensing boards plus portals

State and national licensing registers are public and accurate for licence status. Portal profiles give the current brokerage. Join the two, run names through a finder for brokerage addresses, and verify. The finder guide compares tools.

Investors and landlords: registries

Company registries list the directors of property companies; landlord licensing schemes in the UK list licensed landlords by council. Both are fresher than any compiled file.

Developers and services: trade bodies

Mortgage, surveying and conveyancing bodies publish member directories. Developers are companies; registries and their own sites give the pattern.

Homeowners: buy, then verify

There is no clean way to build a consumer file. Buy from a compiler who documents consent, sample 200 rows, verify, and route unconfirmed rows to post or phone.

The legal line by segment

Agents, brokerages, developers and service firms are corporate subscribers. In the UK, PECR allows marketing email to them with identification and an opt-out, and UK GDPR requires a documented legitimate interest and a privacy notice naming the source. The US allows it under CAN-SPAM. Independent agents on personal addresses are a grey area; treat them as individuals if in doubt.

Homeowners and tenants are individuals. Cold marketing email to individuals in the UK and EU needs consent under PECR and the ePrivacy rules; a bought homeowner file is usable for post and compliant calls unless the compiler can evidence consent for email.
