A real estate lead generation tool is any software that produces named buyers, sellers, landlords or tenants for an agent to contact: portal lead programmes, geographic farming data, predictive seller models, CRM nurture and email tools. The data behind them is mostly consumer email, and consumer email on bought or farmed lists fails at a higher rate than business email: in the BounceZero corpus, April to October 2026, 36.5% of .au addresses and 34.1% of .us addresses were invalid, and the worst consumer ISP domains lost over 90%.
Agents buy lead generation in four shapes. Portal lead programmes (Zillow Premier Agent, Realtor.com Connections, Rightmove and Zoopla enquiry upgrades, Domain and REA premium placements) sell enquiries from people already searching. Farming and predictive tools (PropertyRadar, SmartZip, Offrs, REDX, Vulcan7, Property Data in the UK) sell lists of owners who may sell. CRMs with nurture (Follow Up Boss, kvCORE, LionDesk, Reapit, Alto) keep the enquiries warm. Email and messaging tools send the drip.
The money mostly goes to the first two, and the first two are where data quality is least visible. A portal enquiry is one person who typed one email address once. A farming list is a thousand names assembled from public records, scraped portals and data brokers, with addresses that were correct at some point. Neither comes with a deliverability guarantee, and the agent finds out at the first campaign.

Zillow and Realtor.com prices vary by ZIP share and are quoted per lead or per month in the $300 to $3,000 range (vendor-reported); farming data tools run from about $60 to $200 a month. None of these numbers matters if a third of the list cannot be reached.

Two patterns to plan around. Legacy ISP domains (hotmail.com.au, optimum.net, icloud addresses on old lists) are mostly dead: the person moved to Gmail years ago. And bigpond.net.au does not answer probes at all, so an Australian list will carry a large unknown share that is a routing decision, not a bounce.
Buyers type the address on a phone, in a hurry. A real-time check on the enquiry form or at CRM import catches the gnail.com and hotmial.com variants before the drip bounces them.
Data brokers match a name and postal address to an email from an old opt-in file. The match is often a previous occupant or a decade-old address. Expect the .au and .us invalid rates above, not the vendor's match rate.
Phone is the product; the email column is a bonus and unverified. Send to it only after verification, or the sending domain pays for the bonus.
Five years of enquiries, never cleaned. Decay runs fast, with only 19.2% of addresses still valid 90 days after verification in the BounceZero decay study for business addresses and consumer ISPs decay faster. The first newsletter to an uncleaned CRM is the one that gets the ESP account suspended.
The worst of the categories. Compiled from many sources, resold many times, no consent trail. Verify a 200-row sample before paying and expect to discard a third.
Handwritten, then typed by an assistant. Low volume, high intent, high typo rate. Verify at entry.
Put a real-time check on the website enquiry form, the open-house sign-in app and the CRM import. BounceZero's API returns valid, invalid, catch-all or unknown in under a second, so a typo is caught while the buyer is still on the page.
Bulk verify the whole file. Delete invalid. Hold catch-all and unknown out of the first campaign; send to confirmed valid only, from the primary domain.
Export the CRM contacts, verify, write the result back as a field. Suppress invalid from every drip. Re-run before every send; consumer addresses die faster than business ones.
Australian lists in particular carry a large unknown share from bigpond and similar. Those contacts get a text, a call or a postcard, not a cold email.
Keep bounces under 2% and complaints under 0.3%. Gmail and Microsoft enforce both on senders; most ESPs suspend accounts above 3 to 5% bounces. A verified list makes both targets routine.

It depends on which of the four jobs you are buying. For enquiries from active buyers, the portal programmes in your market. For seller farming, PropertyRadar or SmartZip in the US and Property Data in the UK. For keeping leads warm, a CRM such as Follow Up Boss or Reapit. Whatever you pick, verify the email addresses it produces before the first campaign.
